Maintenance Overview

At Big Red House we recognise the importance of good quality maintenance and the long term effect that poor workmanship can have on your asset. To combat this we have put in place several measures that means we should always receive regular updates on any maintenance issues at your property.

As this is such an important area, it is our policy at Big Red House to always keep good quality fully qualified tradesmen in house. Our maintenance team has vast experience in all building trades and includes a Gas Safe Registered Gas Engineer and a full qualified NICEIC Electrician. By taking this approach we are able to offer you fixed price labour rates for all general building works, gas works, electrical works and plumbing works, Monday to Friday between the hours of 8.00a.m to 6.00p.m.

The real benefit of this approach is that we are able to keep your maintenance costs low and ultimately your profits high!

Maintenance Pricing

Please see below for our current maintenance price schedule. Please note all jobs will be billed for a minimum of one hour, after which it is per 30 minute billing. We are also pleased to tell you that we do not charge emergency call out fees and our service is operational 24 hours a day, 7 days a week, 365 days a year. The rate you see is the rate you pay plus the cost of any materials.

Monday to Friday between the hours of 9:00am - 5:00pm

General Maintenance £39.60 + Vat per hour.

Gas work £52.80 + Vat per hour.

Electrical work £52.80 + Vat per hour.

Plumbing work £52.80 + Vat per hour.

Drainage / Pest Control / Glazing / Locks / Other ... POA

Monday to Friday between the hours of 5:01pm - 8:59am & all day Saturday and Sunday

Maintenance and Your Tenant

Big Red House supply all tenants with a 24 hour a day, 7 day a week 0800 maintenance hotline number. Once a maintenance issue has been logged we will follow the set maintenance procedures for your property to ensure a repair takes place in a satisfactory timescale.

Big Red House will send you a maintenance check form every three months for your tenant to report any issues at the property. Upon being informed of an issue we shall follow the agreed process to seek permission to carry out the repair and contact the relevant contractor who will resolve the issue. The contractor will advise us if they feel the tenant is at fault and we will investigate accordingly. Please note that the tenant must agree to allow access for any maintenance work unless it is deemed an emergency, at which point we can enter your property without notice.

If your tenant would like to submit a request for works to the property that are not classed as maintenance or repair we will approach you and seek your permission for a quote to be gained. Please note that you do not have to grant any requests
