We’ll support you every step of the way through this exciting new move, from helping you find the perfect property that ticks all your boxes to signing the lease and handling maintenance throughout your tenancy. 

From listings to moving day, here’s what to expect.

Move-in day

On the big day, one of our team will meet you at your new home and ask you to sign the check-in inventory (done earlier) and any other outstanding documents.

Finally, we’ll hand you the keys and your tenant pack with all the information you might need. 

Once you’re settled in and comfortable, we ask that you download our app and familiarise yourself with the agreement and our Maintenance Mandate.

Our Fees

All fees are Inclusive of VAT

Holding Deposit (per tenancy) One week’s rent. This is to reserve a property. It can be withheld under certain circumstances that breach our agreement. 
Security Deposit (per tenancy. Rent under £50,000 per year) Five weeks rent. This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy. Rent of £50,000 or over per year) Six weeks rent. This covers damages or defaults on the part of the tenant during the tenancy. 
Late Payment (More than 14 days overdue) Interest of 3% above the Bank of England base rate.
Lost Key(s) or other Security Device(s) If you lose your keys, you’re liable for the cost of replacement keys and, if a lock needs to be changed, you’ll be expected to pay for the locksmith, new lock and replacement keys for us and the landlord. 

If extra costs are incurred there will be a charge of £15 per hour (incl. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request) £50.00 (incl. VAT per agreed variation). This covers the costs associated with taking the landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) £50.00 (incl. VAT per replacement tenant or any reasonable costs incurred if higher. This covers the costs associated with taking the landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request) If you want to leave your contract early, you’ll be liable for the rent due up to the start date of the replacement tenancy and the cost of re-letting the property*.

 

*These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Your questions, answered

  • What will I need to apply?

    You’ll need to complete a BRH application, forming an agreement between you and BRH. This also provides us with the necessary information to carry out a credit and reference check on all applicants. 

    We’ll also require copies of the following documents:

    • One form of photo ID (e.g: passport, driver’s license or identity card)
    • Evidence of current proof of address
    • Last 3 months original bank statements (for affordability checks)
    • Proof of National Insurance Number
    • Address, contact name and number of current employer and current landlord or agent. 
    • Address and contact details for at least 3 years of previous addresses.
    • A current account to pay your rent from.
