The EPC Regulation has been in place since 14th October 2008. It places an obligation on all home sellers, home builders and landlords to have their property assessed and an EPC produced. The EPC report is valid for 10 years.
Although the HIP (Home Information Pack) is no longer required, domestic property for sale or to let in the UK still require a Residential EPC (Energy Performance Certificates). A suitably qualified DEA (Domestic Energy Assessor) is required to produce an Energy Certificate by conducting an inspection of the property to gather sufficient data to complete the EPC Rating and Recommendations Report for the residential property under review.
Residential EPC's are a mandatory requirement when a property is placed on the market for sale or to let. An energy rating will be provided in the report, this EPC rating is dependant on several factors, most notably the building construction and type of heating and renewable energy.
